A sloped yard can flood three completely different ways, and the fix that solves one does nothing for the other two. Water arriving from uphill needs to be intercepted before it reaches you. Water crossing your own slope needs to be slowed down before it takes the topsoil with it. Water already pooled at the bottom needs somewhere to go.
Most sloped-yard advice treats all three like one problem. They're not — mixing up the diagnosis is why the wrong fix gets installed on a hill more than anywhere else in the yard. Match your slope to the sections below and you'll know which one you've got.
Sloped yard drainage is three different jobs, not one
Knoxville sits in the Ridge-and-Valley province of East Tennessee, which is a geologist's way of saying almost nobody's yard is flat. Elevations run from just over 800 feet along the river to just over 1,000 feet on the west-side hilltops, with named high points like Sharp's Ridge, Brown Mountain, and House Mountain rising well above that. Any grade on your lot means water is already moving across it, whether you've built anything to manage that or not.
The soil doesn't help, either. On the Dewey and Fullerton map units, once slope passes about 12 percent the survey names slope itself as a limiting feature, and the building rating runs "somewhat limited to very limited." The same soils are shrink-swell: they swell wet and shrink dry. That's not marketing language — it's the same building-suitability rating a contractor pulls before breaking ground.

Water coming down on you from uphill
If water shows up in your yard the moment it starts raining, arriving already in motion rather than welling up from the ground, it's probably coming from above you: a neighbor's slope, the road grade, or the upper half of your own lot draining into the lower half.
The cheapest fix, and often the only one needed, is a swale — a shallow, graded channel that carries the surface sheet around whatever you're protecting instead of letting it cross unchecked. Swales run roughly $1,000 to $4,000 depending on length and finish; dressed as a stone-lined dry creek bed instead of bare turf, that runs $1,500 to $6,000.
Some hillside water isn't traveling on the surface at all. Long winter rains saturate red clay for weeks, and once it's full, water moves sideways through it instead of soaking down — showing up as a soggy stretch of yard with no obvious surface source. That calls for a curtain drain, a shallow french drain set across the slope to intercept groundwater before it reaches you, typically $3,000 to $7,000 on a hillside lot.

Water crossing your slope and eating the yard
Bare, slick clay, small channels cut into the slope, or orange runoff staining the sidewalk after a storm mean the water isn't arriving and sitting — it's moving across your ground fast enough to take soil with it.
Red clay is part of why this happens here more than most places. Clay barely absorbs water, so once grass thins on a slope, exposed clay crusts over and sheds rain almost like pavement instead of soaking it in. A faint rill after one storm becomes a real gully within a season or two if nothing interrupts the flow.
The cheapest fix is stopping the water at the top before it gathers speed — matting and reseeding a small bank runs a few hundred dollars alone. Most projects pairing that with real erosion control, intercepting the flow and armoring what's exposed, land between $1,500 and $7,000. Terracing a long slope into steps costs more, and hits a local limit: several county hillside soil series have bedrock as shallow as 7 to 20 inches, which can turn a terracing dig into a rock-breaking job before you're near a wall footing's depth.
Do you need a retaining wall — or is a swale enough?
A lot of steep Knoxville lots get sold a retaining wall when the actual problem is an ungraded or eroding slope — the expensive answer to the wrong question. You need a wall when you're holding back ground cut steeper than it wants to sit on its own, or when a structure such as a patio, a driveway, or the house itself sits right at the top or bottom of a drop that can't be allowed to slump. That's a structural problem, and only a wall solves it.
You probably don't need one if the ground is simply a natural grade shedding topsoil — that's an erosion problem, and terracing, matting, and a well-placed swale usually cost less and hold up just as well. If a wall does get built, new or already standing, it needs drainage behind it: a wall backfilled with plain clay and no way for water to escape is already on a schedule to fail.
Water pooling at the bottom of the slope
At the bottom of a slope, water isn't arriving anymore — it's already there. Look for a low corner that stays wet for days or water sitting against the foundation. One local wrinkle: the soil typical of stream terraces and flat ground at the foot of a slope here, including what the county soil survey names Swafford, has bedrock deep enough not to be the limiting factor, but a perched water table close to the surface instead. Water gets trapped on a hidden clay layer well before it reaches true groundwater, which is why the bottom of a slope can stay soggy long after the rest of the yard has dried.
Start cheap: if the ground simply tilts the wrong way, regrading it to carry water through runs $500 to $2,000 for a foundation-adjacent fix, up to $4,500 for a bigger low spot. If a defined bowl holds standing water that regrading can't solve, a catch basin piped to a real discharge point runs $500 to $2,500 for one inlet, $2,000 to $6,000 tied into several. A dry well is worth mentioning mostly to rule out: it works by letting soil absorb the water, and a perched water table or dense clay is exactly the condition that makes it a bad bet — where it does perk, dry wells run $1,500 to $4,500. What you can (and can't) do about a neighbor's runoff
If the water crossing your yard is coming off a neighbor's lot rather than the general slope, don't build anything that blocks or redirects it back onto them. Tennessee generally follows a "natural flow" rule for surface water — a downhill property generally has to accept water that flows onto it from uphill, and diverting it back can create liability. Check with the city or county before you redirect anything; this isn't legal advice.
There's room to work with, though. In most Knox County subdivisions, the side lot lines are drainage easements, so directing runoff along that line is generally within your rights — though a real change within the easement, like regrading or piping through it, can need a permit. Bigger jobs, over 5 feet of cut or fill, more than an acre disturbed, or 10,000-plus square feet of new hard surface, trigger a Knox County grading permit regardless; inside city limits, check with Knoxville instead.
Good practice: catch the water on your own property with a swale or curtain drain along the upper line, route it toward the shared easement rather than straight at a neighbor's wall, and talk to them before anything gets dug. When it isn't a drainage job at all
A low spot that keeps re-forming on a slope, even after you've regraded it, isn't behaving like ordinary drainage.
