Sinkhole or Settled Ground? How to Tell What's Sinking in Your Knoxville Yard

Knox County really does sit on sinkhole-prone limestone — and most of the dips people worry about still aren't sinkholes. Here's how to read the difference, from people who fix the ordinary kind.

A new depression in the yard reads differently in East Tennessee than almost anywhere else, because here the scary explanation is geologically real. Knoxville's valleys are floored with limestone and dolomite — karst rock that groundwater slowly dissolves — and the region genuinely does produce sinkholes. Knox County even regulates building around mapped ones.

But that fact hides a more useful one: most of the dips, holes, and low spots homeowners ask us about are not karst. They're ordinary ground behaving in ordinary ways. The two problems cost wildly different amounts to fix and belong to different professions, so before anyone sells you anything, it's worth learning to tell them apart.

What it usually is: the ordinary sinkers

Settled backfill. The soil around every foundation, over every utility trench, and behind every retaining wall went back into the ground loose. Loose fill settles for years, and it settles most where it was deepest — which is why the classic "sinkhole" call turns out to be a soft trench line over the water lateral, or the shallow moat that forms against a foundation as construction backfill compresses.

Something rotting below. A cleared lot keeps its stumps and roots underground. When a buried stump finally rots through, the ground above it drops into the space — a neat, sudden, alarming hole with an innocent explanation. Construction debris buried during the build does the same thing on a delay.

Washout. Moving water carries East Tennessee's clay fines with it. A downspout discharging against the house, a leaking supply line, or a failed french drain can quietly wash the fines out of the soil beneath a spot until the surface drops. The tell is the company it keeps — washout dips live next to water sources.

These are the versions we fix: reroute the water that's feeding the spot, then rebuild the ground in compacted lifts and regrade so it sheds rain instead of catching it. Priced like grading work, done in days.

The karst tells — when to stop and call an engineer

True sinkholes announce themselves differently. The signs that move a depression out of our lane and into a geotechnical engineer's:

  • It re-opens or keeps deepening after being filled — fill disappearing downward is the single strongest tell that there's a void below.
  • It's round with steep or funneled sides, rather than a broad soft dish.
  • It appeared suddenly, especially after heavy rain following a dry spell — the classic karst trigger, and with Knoxville's 50-plus inches a year, the trigger fires regularly.
  • The ground around it is moving too — fresh cracks in nearby soil, pavement, or foundation walls; fence posts or trees starting to lean toward the low point.
  • It sits where water concentrates and keeps growing even after the surface water is rerouted.

One of those alone isn't a verdict — a stump hole can be round and sudden too. But a depression that keeps taking fill, or one with cracking spreading around it, has earned a professional look at what's underneath. That means a geotechnical engineer, not a drainage contractor and not a load of dirt.

What we do and don't do — said plainly

We repair settlement: the fill, compaction, regrading, and — most importantly — the rerouting of whatever water was feeding the spot, from downspout discharge to failed buried pipe. We do not do karst sinkhole remediation. That's engineered work — grouting, excavation to rock, engineered plugs, designed and signed off by a geotechnical engineer — and a contractor who offers to fix a true sinkhole with a few loads of fill is charging you to make the evidence harder to see.

What we will do, on the same free visit as any estimate: tell you which kind of problem we think you're looking at, show you why, and if it looks like karst, say so and point you toward an engineer instead of selling you dirt work on top of it. Sometimes the most valuable thing we can quote is the referral.

If it does look like karst

Don't keep filling it, keep children and vehicles off it, and photograph it with dates so its growth is on record. Reroute any surface water feeding it — that part helps regardless of diagnosis. Then get a geotechnical engineer's assessment, and talk to your insurance agent about what your policy covers before the conversation is urgent. If the depression is near a property line or a road, Knox County's stormwater office is worth a call as well.

Is every hole or dip in my yard a sinkhole?

No — and in our experience walking Knoxville yards, most aren't. Settled backfill, a rotted stump, an old utility trench, buried construction debris, and a collapsed drain line all make convincing impostors. True karst sinkholes are real in Knox County, but they're the minority of the depressions people worry about.

What does sinkhole repair cost in Knoxville?

Two very different numbers. Ordinary settlement repair — filling in compacted lifts and regrading so water stops feeding the spot — prices like grading work, commonly a few hundred to a few thousand dollars. True karst sinkhole remediation is engineered work (grouting, excavation to rock, engineered plugs) that routinely runs into five figures and beyond. Which number you're facing depends entirely on which problem you have — which is why the diagnosis matters more than the quote.

Does homeowners insurance cover sinkholes in Tennessee?

Standard policies generally exclude earth movement, but Tennessee homeowners can usually add optional sinkhole coverage — ask your insurance agent what's available on your policy before you need it. If a depression on your property looks like karst activity, document it with photos and dates; your agent and any engineer you hire will want both.

Why does my low spot keep coming back after I fill it?

Because filling treats the symptom. If the spot is settled fill or a rotted stump, loose soil dumped on top settles again — the fix is compacted lifts and a corrected grade. If water is washing fines out from under the spot, the ground keeps sinking until the water is rerouted. And if it's karst, surface fill is disappearing into a void below — which is exactly why a spot that re-opens repeatedly is the one we take most seriously.

Can drainage problems cause sinkholes?

They accelerate them. Karst forms when water moves through limestone, so anything that concentrates water into one spot — a discharging downspout, a leaking pipe, a failed drain — speeds up both ordinary washout settlement and true karst activity. It's the reason fixing the water source is step one for either diagnosis, and it's the part of the problem we handle every day.
