2. Regrading

It won't fix water pushing up from below on a flat lot, or water sheeting off a driveway — that's a hard-surface problem, not a soil one. A foundation-perimeter regrade usually runs $500 to $2,000; a bigger job, a full side yard or several low spots, lands between $1,000 and $4,500; sometimes it's a straightforward $900 regrade and nothing else. 3. Swale or dry creek bed
A swale solves water moving across a broad stretch of lawn — a shaped, graded channel that carries surface flow downhill by slope alone. It doesn't help a true bowl-shaped low spot with nowhere to drain, and it needs continuous fall from end to end or it becomes a long puddle. Most swale work runs $1,000 to $4,000; dressed as a stone dry creek bed, $1,500 to $6,000. The tell: water crosses a wide path of the yard rather than collecting in one dip.
4. Catch basin and pipe
A catch basin solves standing water in a defined low spot — a grate at the true bottom of the dip, piped to a real discharge point. It's the wrong tool for water spread across the whole yard rather than pooling in one place; that's a grading or swale problem. A single basin with a modest pipe run typically costs $500 to $2,500; tying several basins and downspouts into one line runs $2,000 to $6,000. The tell: the same exact spot holds water for a day or more after every rain, while nothing around it does.
5. French drain
A french drain solves groundwater — water moving through saturated soil, seeping up on a hillside lot, or pressing in under a slope where surface fixes can't reach it. This is the fix that gets over-sold: if your problem is really roof water or bad grading, a french drain treats a symptom while the cheaper, better fix sits undone, which makes it the most over-sold item on this list. 6. Dry well

7. Trench or channel drain
A channel drain solves water sheeting across a driveway, patio, or pool deck before it reaches a garage door. It only works on pavement — it does nothing for a soggy lawn, since there's no grate to set in dirt. Garage-apron projects with a real discharge line typically run $1,500 to $5,000, or $30 to $100 per linear foot for the channel itself. The tell: a sheet of water crosses the concrete every hard rain.
8. Retaining-wall drainage and erosion control
Retaining-wall drainage and erosion control solve water pressure and bare-clay washouts on a slope — gravel backfill and weep holes relieving a wall, or interception plus stone armoring stopping a gully. Neither fixes a wall that's already cracked or rotated; that's a wall contractor's job, and drainage joins the rebuild instead of the rescue. Retaining-wall retrofits typically run $2,000 to $6,000; erosion work ranges from a few hundred dollars for matting a small bank up to $1,500 to $7,000 with interception drainage included. The tell: a wall that's leaning or weeping, or a slope that's lost its grass and is cutting a visible channel downhill.

The combinations we actually install
Most Knoxville yards need more than one fix, and the order matters more than the list does. Roof water routed away from the house plus a working grade around the foundation solves most of what people call yard flooding, no trench required. A french drain earns its cost on top of that combination, not instead of it — only when water is still moving through the ground after the roof and the grade are handled.
On hillside lots, a swale or curtain drain above the house often pairs with a regrade below it. On flat lots with no daylight discharge, a catch basin or french drain commonly ties into a dry well, because collecting the water solves half the problem and the well is where it actually goes.
Why Knoxville's clay, rain, and slope change the order
Much of Knox County sits in the Ridge-and-Valley province on karst bedrock: limestone and dolomite riddled with the kind of conduit porosity that makes sinkholes a real, mapped hazard here, not a marketing line. Knox County's soil survey rates a lot of local ground somewhere between somewhat limited and very limited for building, for two reasons, slope and shrink-swell clay, and those are the same two reasons a swale or a regrade often beats a deep trench here. Knoxville gets roughly 50 inches of rain a year, but the yearly total isn't what breaks an undersized drain — a single storm is. NOAA's rainfall data for this area puts a two-year storm at just over 3 inches in 24 hours and a hundred-year storm at just over 6 inches, and a system sized for an average rain gets overwhelmed by either one. That's the real argument for rigid pipe and washed gravel over a cheap corrugated roll: the difference shows up the first time a real storm moves through, not an average one.
Knoxville's building code sets a 12-inch minimum frost depth for footings, but that governs foundations, not drains. A french drain's depth here is set by the water it has to intercept and the outlet it drains to, not by frost. When the right answer isn't on this list
Sometimes the honest answer is smaller than anything above — if a downspout dumps four feet from the house and nothing else, moving the extension is a Saturday job, not a contractor's. We'd rather tell you that than write a quote.
Sometimes it's a different trade. Water from a pipe, not the ground or the roof, is a plumber's job. A retaining wall that's already cracked through or rotated needs a wall contractor for the structure before drainage means anything.
